Mailbox maintenance and/or replacement

Q   My mailbox is in need of maintenance and/or replacement. What can it be replaced with?
   Mailbox: Replacing your mailbox is easy! The specified mailbox is what is commonly called a “Type 2” large US Postmaster Approved mailbox (22.27” Deep x 8.41” Wide x 10.55” High). They are available at area home centers (i.e. Home Depot) for approximately $30.00.

Post: Homeowner, Ron Meyer has worked with our Board of Directors to design an alternative source for your badly deteriorated or broken post that has been approved by the ARC Committee.  The post kit includes a 5×5 high impact resistant white vinyl plastic (maintenance free) post, cross member and finial. Ron had these specifically made for our neighborhood to match the original posts installed when the homes were new. Retail cost on these are $175 unassembled. The cost from Ron would be $160 completely assembled and delivered to your home.

If you want it installed by Ron, there are two options:

  1. If Ron can keep the existing bottom half of the post that is in the ground, they will attach the new post sleeve over the existing wood post. The total cost including PVC post kit and installation is $200.
  2. If a new 4×4 treated cedar post is needed to be put in the ground to anchor the new PVC post sleeve, Ron would dig a new posthole and install a cedar post with concrete and gravel. The new post sleeve is then attached over the new cedar wood post. The total cost including Cedar anchor post, PVC post kit and installation would be $280

If you need to also have a new mailbox installed with either of the above options, the cost would be $35 including, installation and the application of the new numbers.

How do I determine the ARC approved colors for my home?

Q:  How do I determine the ARC approved colors for my home?

A:  When your home was built, a specific “Color Package” was assigned to your home.

To determine which Color Package applies to your home there is a simply three step process,

1. Click on the ”Color Package/ Address” link below and locate your address. On that line, you will see the Color Package and Model of your home.

2. Then click on the “Color Matrix” link below that applies to your style home (i.e. Aluminum [Vinyl] or Cedar).  Then, locate the line that shows your “Color Package”. You will then see the Sherwin Williams color codes that apply to the item you are interested in addressing.

3. The Sherwin-Williams colors were established when the homes were originally constructed. Unfortunatley, many of them are now obsolete. However, Sherwin-Williams can still mix those colors from their formulas.  Sherwin-Williams has created a table that can be used to cross-reference many of the original colors/numbers with the new replacement colors/numbers for which there are color chips available. For color chips for the remaining colors,  simply ask the Sherwin-Williams store to show you the color chips using their “ColorAnswers” book.  This table can be viewed by clicking on the link below.

Who maintains the trees?

Q   Who maintains the trees?
A   There are three separate areas: Parkway, Conservancy, and Landscape Easement.Parkway The Parkway is the area between the street and the sidewalk. The Village of West Dundee will prune the parkway trees, and will replace a parkway tree if it dies. The homeowners are responsible for watering, fertilizing and removing tape off the trunk of the trees in the parkway as well as pruning the new growth (suckers) at the base of the trunk.Conservancy Easement The tree conservancy easements are located on portions of lots 29, 30, 31, 32, 33, 34, 36, 37, 38, 39, 40, 41, 53, 54, 55, 59, 60, 61, 62, 63, 64, 65, 66, 78, 79, 80, 81 and 82. The Association is responsible for all maintenance of the trees and vegetation in the conservancy easements. Homeowners are not allowed to perform any pruning, watering, fertilizing, or other maintenance in these areas. Homeowners are also prohibited from removing any growth in the conservancy easements, dumping grass clippings or adding mulch.

Landscape Easement The landscape easements are located on the rear portions of lots 113, 114, 115, 116, 117, 118, 119, 120, 121 and 122, and all of outlots C and D. The Association is responsible for maintaining the outlots. The homeowner of each lot is responsible for maintaining the landscape easement. This includes pruning the trees, replacement of dead trees and cutting the grass. If the homeowners fail to maintain the easement, the Association is responsible for maintaining it and the Association can then lien the homeowner to recover the costs involved.

  • Keeping a complete record of all its acts and corporate affairs to present at the annual meeting.
  • Seeing that the officers and the companies hired perform their duties.
  • Determining how the yearly assessment is spent.
  • Keeping full and correct books of account.

Each homeowner is automatically a member of the FairHills Homeowners Association. The association is a Not-For-Profit Corporation and the legal representative for all matters of common interest. It handles administration, maintenance, repair and replacement of the

  • Landscape Easements
  • Detention Facilities,
  • Private Trail Easements,
  • Off Site Trail Easement,
  • Conservancy Easements,
  • Sign Easements and
  • Cul-de-sac islands.

Together these areas are referred to as the common areas. Members have the right to cast 1 vote per lot. Voting rights can be suspended because an owner failed to pay his or her association assessment.
