2023 Annual Homeowners Association Meeting

The Annual Meeting of Fairhills of Canterfield Homeowners Association is scheduled for Tuesday, March 21, 2023 at 7:00 p.m. at the Community Development & Fire Department located at 100 Carrington Drive, West Dundee, IL.

  • The main purpose of this meeting is to elect three (3) members of the Board of Directors and to conduct other business as may come before the Membership, including the approval of the 2023 Proposed Budget.
  • Casting your vote for election of the Board of Directors is one of the most important responsibilities of owners to their association. All homeowners are urged to attend this important meeting. It is imperative a quorum be established at this meeting either in person or by proxy.
  • Please plan to attend this very important meeting and the opportunity to find out what is going on in your neighborhood, ask questions to the board and other invited members of our community. 

If you cannot attend the meeting, a proxy/ballot with instructions is available. You can return the proxy to Preferred Management, or give it to a neighbor or Board Member that will be attending this meeting.

The meeting is informative and it is your community.  We look forward to seeing you at the meeting!

Garbage Can Enforcement

Hello Fairhills of Canterfield Homeowners,  We would like to open this communication by thanking the majority of homeowners who properly store their garbage cans.  Thank you!

Now for those that do not properly store their garbage cans, the Board of Directors (BOD) has received and observed many complaints regarding your garbage cans.  With great reluctance, the BOD had the unfortunate job of issuing 2 fines last week due to garbage can violations.   The BOD and Preferred Management are actively working on additional garbage can violations and would like to avoid future infractions as it is a rather unpleasant interaction.  We would like to send this reminder notice to all homeowners.  

Per our Amendment 4 passed in 2019

GARBAGE
1. All garbage other than recyclables must be placed in garbage cans. Plastic bags will not
be permitted unless the content of the bag is of a size that will not fit into the garbage can.
2. On all days excepting the day of collection, containers must be stored on the owner’s
premises on the side of a structure or otherwise out of sight so as not to be seen from any neighboring
home and street. All containers shall be removed to the garage promptly after scavenger pick up.
No trash is to be burned on any lot.

The village provides similar guidance on garbage cans:

• Refuse containers should not be placed curbside any earlier than the evening prior to collection. Typically, this is Thursday evening. During the week of the 6 major holidays (New Years Day, Memorial Day, July 4, Labor Day, Thanksgiving, Christmas Day), collection is moved to Saturday, in which case refuse containers should not be placed earlier than Friday evening.

• Garbage cans should not be stored along the front (street side) of your home, but rather along the side or in the rear yard.

Homeowners should abide by both sets of rules.  

Going forward, a single warning notice will be issued to any homeowner and all subsequent violations will receive a fine.  Please be sure to reference Amendment 4 for information regarding the fine system, which is posted on the FairhillsHOA.com website and on Preferred Management’s website.

To alleviate unnecessary questions, attention will be drawn to your home if it is before 12:00 PM the day before pick up or after 12:00 PM the day after pick up and garbage cans are visible from the street.

OSLAD Grant Application Public meeting – Village of West Dundee

The West Dundee village manager, Joe Cavallaro, requested we make our members aware of a public meeting.  This meeting is regarding the application for a land grant for a park located at the southwest corner of Rt 31 and Bonkosky.  The meeting is at Village Hall on Monday 8/16 at 6:45 PM.

2021 Annual Picnic Update

Hello Members, the Board of Directors has decided to postpone the annual picnic this year due to the recent developments and uncertainty regarding the pandemic. We will look to plan something in the spring of 2022.

Community Engagement Committee

Community Engagement Committee
Hello Members of Fairhills of Canterfield HOA!

We are excited to announce the formation of the Community Engagement Committee and volunteers are needed.

This committee will be responsible for coordinating neighborhood events, welcoming new homeowners to the association, and developing communications regarding these events and other community news in a newsletter or similar posts on the Fairhills HOA website. 

Bring your creative energy and desire to build a closer community and volunteer for this committee.  Please email the  boardofdirectors@fairhillshoa.com by August 15th, 2021. 

Terms will be for 2 years with the first term being a little longer, lasting until the Spring of 2024, to help get things off the ground.  We anticipate the time commitment being 1-2 hours a month and will meet on a quarterly basis.  We would love to see a variety of homeowners – both original & our new neighbors – to bring the broadest engagement possible.

Mailbox maintenance and/or replacement

Q   My mailbox is in need of maintenance and/or replacement. What can it be replaced with?
   Mailbox: Replacing your mailbox is easy! The specified mailbox is what is commonly called a “Type 2” large US Postmaster Approved mailbox (22.27” Deep x 8.41” Wide x 10.55” High). They are available at area home centers (i.e. Home Depot) for approximately $30.00.

If you need Mailbox numbers, please call Ron Meyer at 847-844-9880 or email him at rmeyer@meyersigns.com. He will be happy to provide them to you at no cost.

Post: Homeowner, Ron Meyer has worked with our Board of Directors to design an alternative source for your badly deteriorated or broken post that has been approved by the ARC Committee.  The post kit includes a 5×5 high impact resistant white vinyl plastic (maintenance free) post, cross member and finial. Ron had these specifically made for our neighborhood to match the original posts installed when the homes were new. Retail cost on these are $175 unassembled. The cost from Ron would be $160 completely assembled and delivered to your home.

If you want it installed by Ron, there are two options:

  1. If Ron can keep the existing bottom half of the post that is in the ground, they will attach the new post sleeve over the existing wood post. The total cost including PVC post kit and installation is $200.
  2. If a new 4×4 treated cedar post is needed to be put in the ground to anchor the new PVC post sleeve, Ron would dig a new posthole and install a cedar post with concrete and gravel. The new post sleeve is then attached over the new cedar wood post. The total cost including Cedar anchor post, PVC post kit and installation would be $280

If you need to also have a new mailbox installed with either of the above options, the cost would be $35 including, installation and the application of the new numbers.

 Do-It-Yourselfers: If you are a “Do-It-Yourselfer” and would like to build your own ARC Approved 5” x 5” Cedar post, you can simply “click here” to download and print your own copy of the plans.

Please remember that you are required to seek ARC approval when replacing your mailbox post. On the form, mention that you are building a replacement post using the previously “ARC Approved” plans

  • Need ARC requests for any an all exterior changes/fixes/upgrades.
  • Look for group rates on Power Washing to remove green mold on North side of houses, driveway sealing.

Architectural Review Committee (ARC) Information

As a homeowner in the Fairhills of Canterfield you are not permitted to make changes to the exterior of your home without the consent and approval of the ARC.

Some examples include but are not limited to decks, patios, driveways, windows, doors, painting your home, and outside lights.
