When you took possession of your home you should have been given a complete copy of the Covenants, Conditions and Restrictions from the seller. If you need a copy, please contact a board member.
You can search and view the CCRs & Amendments by clicking on the links below.
In order to use the search feature, you must have Adobe Reader loaded on your computer. Simply hover your mouse over the opened document and right click. A drop down box will open. Select Find, then enter your search term in the new drop down window at the top right of the the screen. Then follow the options in the pop-down window to search forward or backwards.

Announcing new leadership for the Architectural Review Committee
Dear Neighbors,
The CCRs (Covenants, Conditions & Restrictions) that govern the Fairhills of Canterfield community stipulates that HLC Partners (Haeger Land Corporation) will provide leadership and is responsible for control and operation of our ARC for 20 years from the establishment of Fairhills of Canterfield. That provision expired on January 4, 2016. The CCRs require that new ARC leadership be established to assume responsibility for insuring homeowner adherence to, and enforcement of, the CCRs.
We are very pleased to announce we have a newly formed ARC team consisting of Fairhills homeowners. The new ARC Chairman is:

Please join the board in thanking him and his team for volunteering to serve on the ARC. Feel free to contact Ron with any question you may have.
Please understand that your covenants haven’t changed, nor the procedures that you need to follow on any outside improvement to your property.

The new group will work closely with your current HOA board to insure the CCRs are followed.

Do you have green algae growing on the north side of your house? There are several solutions!
It is not unusual for green algae to grow on the northern exposure of roofs and exterior walls since there is heat, humidity and no direct sunlight. Shingle manufacturers can provide “algae resistant” shingles at an additional cost but few people buy them.
However, to remove this unsightly green algae from your exterior north wall, we have provided the suggestions listed below.
Whichever remedy you choose to use, your neighbors will thank you and appreciate your interest in keeping our community looking great!

Are the original windows in your home failing? Leaking seals? Won’t stay up? Here are some solutions!
With many of our homes reaching 20 years of age, many of them are beginning to fail. You can choose to have entire windows and frames replaced or repair them. Below are some solutions for repairing then.
Failed/ Blown seals (e.g. moisture accumulating between the glass layers)
There are several glass companies in the area that can just replace the glass using the original frames. Depending on the location, size and shape of the window glass, the cost can range from $350 to $500 each to have replaced.

Defective Springs (e.g. windows won’t stay up)
Again, there are several glass companies in the area that can replace or repair the parts. The cost appears to range from $65 to $100 per window to replace the “Pivot Shoes” assuming the springs do not have to be replaced.
However, if you are a Do-It-Yourself person, you can do it yourself very inexpensively (i.e. replacement Pivot Shoes – $1.55 each). Some homeowners have ordered parts from SWISCO.COM and made their own repairs.
