Continental Properties – Springs at Canterfield

The Village of West Dundee’s Zoning and Planning Commission held an open public hearing on October 27, 2014 regarding the Continental Project. The Planning and Zoning Commission voted to deny changing the zoning for that parcel from the present B3 (Business) to R5 (Medium Density Residential).

The Plan Commission then voted unanimously to deny recommending the project to the Village Board, as presented. However, final determination on the project has to be made by the Village Board and will likely happen at a November meeting.

Update:

12/1/14 – The Village Planning & Zoning Commission held a Public Hearing and as a result of the Public Hearing sent a recommendation for denial to the Village Board. Continental has rescinded their application. The Village Board concurred with the recommendation of the Planning and Zoning Commission and denied the Petition submitted by Continental 303 Fund LLC requesting approval of a Map Amendment and Zoning Change for a Special Use for R5 Planned Development, a variation for parking space design, a variation for number of parking spaces; and a Preliminary Plat of Subdivision for a multiple family residential planned development to be know as Springs at Canterfield located at the northwest corner of Route 31 and Boncosky. Upon roll call, the motion was approved and therefore the petition was denied.

How do I determine the ARC approved colors for my home?

Q:  How do I determine the ARC approved colors for my home?

A:  When your home was built, a specific “Color Package” was assigned to your home.

To determine which Color Package applies to your home there is a simply three step process,

1. Click on the ”Color Package/ Address” link below and locate your address. On that line, you will see the Color Package and Model of your home.

Color Package/ Address

2. Then click on the “Color Matrix” link below that applies to your style home (i.e. Aluminum [Vinyl] or Cedar).  Then, locate the line that shows your “Color Package”. You will then see the Sherwin Williams color codes that apply to the item you are interested in addressing.

Color Matrix Cedar

3. The Sherwin-Williams colors were established when the homes were originally constructed. Unfortunatley, many of them are now obsolete. However, Sherwin-Williams can still mix those colors from their formulas.  Sherwin-Williams has created a table that can be used to cross-reference many of the original colors/numbers with the new replacement colors/numbers for which there are color chips available. For color chips for the remaining colors,  simply ask the Sherwin-Williams store to show you the color chips using their “ColorAnswers” book.  This table can be viewed by clicking on the link below.

Please remember that you are required to seek ARC approval when painting or making any other changes to the exterior of your home.

Haeger/Estes and Village of West Dundee — Long Term Partnership

Craig Zachrich has come to realize that there are many people in West Dundee, including West Dundee Trustees and village Employees, who are “relatively” new to the area, do not know the history that the Haeger/Estes family shares with the Village.  He thought it appropriate to provide a summary of the family’s relationship and partnership starting in 1983.  Naturally the Haeger/Estes family has been very involved in the community since 1871 when Mr. Haeger purchase a brick and tike company and through 4 generations transformed it into one of the world’s most recognized pottery manufacturers and brands.

Click on the link below to view the memo that he sent to the Village President and Board on 10/19/14.

10/27/14 – Updated plan for the Continental Development project

Please be advised that a preliminary plan for the Continental development has been submitted to the Village as of late last week.

It is the Village’s expectation that the preliminary plan will be presented to the Planning and Zoning Commission at their next meeting scheduled for October 27, 2014. It is anticipated that this meeting will be a formal public hearing on the proposed development, and notification will be provided in the newspaper and directly to all homeowners within 250’ of the site, pursuant to the rezoning requirements.

Your can review the latest submittal made by Continental to the Village Planning & Zoning Commission on our website or by clicking on the link below. It is a very large file and may take awhile to load.

https://dev.fairhillshoa.com/wp-content/uploads/2014/10/CONTINENTAL-PZ-SUBMITTAL100114.pdf

Main adjustments from the previous proposal were ….

  • Orientation of the north most buildings adjusted to accommodate the villages wishes for the Springs entrance to match the church entrance.
  • Further reduction of density from 228 units to 220 units (his statement is that they have thusly reduced their density to match the previous two concept plans and also brought Continental down to their lowest  allowable units) – translated to  less of a garage footprint as the reduction of the units allowed for the inclusion of additional garages into the tenant building themselves.
  • Plan to propose that the intersection of Boncosky and 31 be re-configured to 1 left turn, 1 left/right turn lane from the each lane being exclusive turn lanes based on a Continental traffic study.
  • Board on board fencing along the easement length was due to Fairhill homeowners (a few (anecdotal input)). Eric Thom (Continental) stated that their SOP would be to place rod iron around the whole property but that our homeowner’s wanted full privacy….thus the board on board proposal.

Please be aware that the HOA board will continue to remain neutral, report to the membership information that comes to our attention regarding the Continental project and represent the interests of the majority of our members.

Tar Spot on Maple Trees

TAR SPOT ON MAPLE TREES
Rhytisma acerinum and Rhytisma punctatum

Tar Spot can be found throughout the natural range of maple trees, but is most common in the eastern part of the United States. Although Tar Spot has a minimal effect on the health of a maple tree its appearance causes a certain amount of anxiety to homeowners. The disease can be prevented or reduced with fungicide treatments, but most arborists will assure you that the impact to your maple tree is mostly cosmetic and in many cases will not appear on the tree every year.

TREE INFECTED BY TAR SPOT
Tar Spot can infect the leaves of most maple species including Bigleaf Maple, Mountain Maple, Norway Maple, Red Maple, Rocky Mountain Maple, Silver Maple, Sugar Maple, Sycamore Maple, and Boxelder (which is maple species known as Ash-Leaf Maple). Tar Spot can also infect Tulip-tree and Willow trees.

SIGNS & SYMPTOMS OF TAR SPOT
The first signs of Tar Spot are small yellowish spots that appear soon after the leaves start forming in the spring. As the summer progresses many of these spots will expand and grow in a circular pattern. Eventually, the circular spot turns black and looks like a drop of tar on surface of the maple leaf.

In late summer a certain percentage of maple leaves will curl, turn brown, and fall from the tree prematurely. A high level of Tar Spot can reduce the impact of fall color due to the early leaf loss caused by the disease.

HOW TO CONTROL TAR SPOT
In most cases trying to control Tar Spot isn’t necessary. On many trees infection only occurs when there is exceptionally cool, wet weather during maple leaf development in the spring. For high value trees, or trees that are infected every year, a combination of cultural control and fungicide controls should be implemented.

Cultural Control of Tar Spot
The spores that cause Tar Spot will overwinter on fallen leaves. Thoroughly raking up infected leaves can significantly reduce the amount of innoculum around your maple tree. Ideally, this is done in the fall, but can be done in the early spring before maple trees start leafing out. Infected maple leaves can be buried, burned, or composted.

Fungicide Control of Tar Spot
Although raking and destroying infected maple leaves will reduce a good percentage of local innoculum, it’s still possible spores can blow in from surrounding yards.

If a fungicide program is implemented to control Tar Spot then two or three treatments should be applied. Several fungicides are labeled for control of Tar Spot. A typical three-treatment program could have one treatment done at bud break, a second Tar Spot treatment when the leaves are half expanded, and the final treatment when the leaves are fully expanded.

Village of West Dundee – General Maintenance Code Enforcement

For those of you that may not subscribe to the Village of West Dundee newsletter, the following information was posted today.

General Maintenance Code Enforcement

Please be advised that the Village Board has expressed a need to place an increased emphasis on code enforcement in an effort to ensure the overall appearance of the Village’s business and residential community as well as our individual neighborhoods.
Direction has been given to the Village staff, as well as to the community, to pay closer attention to a number of traditional ordinance violations and code concerns in order to maintain the overall appearance of the community, good neighborliness and community aesthetics.

We would ask that as a resident and neighbor, that you be cognizant of the following ordinances and ensure your compliance with these regulations. The respective Village departments will be following up throughout the community regarding several areas of enforcement.

The areas of code enforcement that will be focused on include:

* Vehicles parked in driveways should not block the sidewalk, particularly during daylight hours, in order to promote a pedestrian-friendly environment throughout the Village.
* Refuse containers should not be placed curbside any earlier than the evening prior to collection. Typically, this is Thursday evening. During the week of the 6 major holidays (New Years Day, Memorial Day, July 4, Labor Day, Thanksgiving, Christmas Day), collection is moved to Saturday, in which case refuse containers should not be placed earlier than Friday evening.
* Garbage cans should not be stored along the front (street side) of your home, but rather along the side or in the rear yard.
* Grass and weeds within your individual lot should be properly maintained, and do not become overgrown or unsightly. These would include any planting beds, landscape areas or lawns.
* Outdoor fire pits must located in the rear yard and at least 20’ away from any structure or combustible material. No garbage or yard waste is permitted to be burned.
* RVs, boats and trailers may not be stored in any driveway for longer than 48 hours.

The respective Village departments will initially provide reminders of these general housekeeping and code enforcement measures in order to ensure the overall appearance within the community.

Should you have any questions, please feel free to contact Village Hall at 847-551-3800 or villagehall@wdundee.org.

Reminder: Please ask your children not to throw rocks into our ponds!

Reminder: Please ask your children not to throw rocks into our ponds!

Now that summer is officially here, we need to remind our children not to throw rocks into the ponds at the Boncosky entrance.

It has come to our attention that, children continue to throw rocks into the ponds. This act is considered vandalism and if caught, they could be prosecuted. Not only does this activity detract from the beauty of the ponds, but also your HOA funds have to be used to have them removed.

Please ask your children not to throw rocks into our ponds!
