1. In regards to the Fairhills east retention pond: Are there any updates on the EPA grant? [Note: Due to lack of proper drainage, proper mowing has not been possible.]

No updates due to continued lack of funding by the State.

2. How is the scheduling for the resurfacing of the Fairhills entry from Boncosky? Are we currently scheduled to have it done this summer?

The Street and Infrastructure Project will be discussed by the Village Board at the May 19th Meeting.

3. During our HOA annual meeting, a homeowner voiced that they heard public works was to evaluate the condition of the sidewalks in Fairhills this summer… Is this accurate?

We attempt to survey 1/3 of the Village’s sidewalks annually. That portion of the Village is due so most likely sometime this year the sidewalks will be surveyed, with replacement/repairs to be completed as resources allow. If there is a specific concern, the resident can contact the Department for a site inspection.

Be alert … Listen to your house!

Just as your throat may get scratchy when you are brewing a cold and your car may sputter when something is amiss under the hood, your house may send out warnings when things are wrong. Don’t blow off the signals — small problems can become big, expensive disasters. Listen to your house — pay attention to these red flags:1

  • Your water bill suddenly increases. If you didn’t leave the hose running, you may have a water leak and it may be underground where you can’t see it. Turn off all water valves in the house and check the water meter reading several times for one hour. If the flow continues, you have a leak.
  • Slow flushing toilets and sluggish drains. Toilets quickly release a great deal of water down waste lines so they are generally the first to exhibit signs of clogging. Don’t ignore the signs — untreated they can become an unpleasant mess.
  • Mysterious cracks that keep getting larger. Small expansion cracks in concrete or plaster may be nothing to worry about but if they are getting larger your home may be unevenly settling. It may be time to call a structural engineer.
  • Flu- and allergy-like symptoms when you’re at home. Dirty air filters and ducts in your heating/cooling system can be the culprit, filling your home with sickening mold and bacteria. Change your filters regularly and have your system checked by a professional. Open the windows and let some fresh air circulate.
  • Hot switches and plugs, sizzling electric boxes, dimming lights and tripping breakers. These are signs that you may need to upgrade your electrical service. Don’t ignore these red flags — an overburdened electrical system could be a serious fire hazard.
  • Small holes in wood surfaces, mud tunnels along foundations, piles of sawdust. This is typically a sign of termites doing their damage inside wood where they can’t be easily seen. Have your home inspected if you suspect these pests are present.
  • Small piles of sand around roof drains and gutters. When a tar paper (asphalt composite) roof starts to deteriorate, the little grains of sand begin to separate from the tar paper. When you see bare patches or piles of sand on the ground, it may be time for a new roof.

Protect your investment and your security — learn about and pay attention to some of the warning signs. Know when to seek professional help.

Get smarter about listening to your house.

Continental Properties is a Milwaukee-based developer of Hospital, apartment and retail properties throughout the United States. They have been working to purchase the 18-acre parcel at the intersection of South 8th Street & Boncosky Rd. from HLC Corp (the Haeger Land Company). They have begun discussions with the Village of West Dundee to plan and construct a gated 12 building Multi-Family rental apartment complex with a clubhouse and pool. It appears that the Village would have to be agreeable to a zoning change to accommodate this facility.

On Jan 19, 2014, we all (including our HOA Board) received a letter from Continental inviting us to attend a meeting on January 22nd at the Randall Oaks Golf Club Facility on Binnie Road to introduce themselves to their proposal.  The meeting was well attended by many of our homeowners.  Most of our Board members were also in attendance, as well. As to be expected, there was opposition expressed by several members.  The position of the Board is to be “neutral”; however, the Board will work to represent the majority of the membership’s interests and concerns.

The most significant concerns related to:

1.  The separation that will exist between the Complex and our community. At this time, a  five foot wrought iron type fence with numerous screening provided by trees and bushes.

2. The architectural styling of the building as viewed from our community.

3. Traffic as related to their entrance that will be onto the already congested Boncosky Road. There was concern that their residents would exit their Complex and turn right and use Fairhills and a cut through.

4. The proposed units will be rentals and not owned.

5. Excessive total number of planned units is 232. The developer would have to ask for a variance to current acceptable zoning limits of 185.

6. Reducing the parking average from 1.8 to 1.5/ per unit.

The HOA Board plans to follow-up with Continental regarding the additional details they promised to provide on some specific requests that were made by the membership.

While our community has enjoyed the natural landscape between our homes and Rte. 31 for many years, we all know that the future would eventually cause this area to be developed for a lot of reasons.  This proposed complex, if modified to address some of your concerns, may provide a good option because should the Village not agree to rezone this parcel, we could end up with a potential strip mall or other retail buildings complete with truck entrances and dumpsters along the back edge.

It has come to the HOA Board’s attention that Continental Properties will NOT be on the agenda for the up coming Village Board meeting scheduled for February 3, 2014.

Dear Neighbors,

The Fairhills of Canterfield Homeowners Association Board (the Board) has been very busy over the last several months and we would like to share the latest developments on what we have accomplished.

As our neighborhood continues to mature, the Board has begun to focus on a strategy to maintain the level of quality intended in the initial development of our neighborhood and the Homeowners Association.

Based upon homeowner feedback, we have found it necessary to become more involved with the maintenance and upkeep of the neighborhood and to help work with and remind certain homeowners of their responsibilities for upkeep of their properties. This is all intended to refine a process that ensures quality maintenance of properties within our association and continuity as changes are made to homes and landscapes. The process includes the existing review of changes by the Architectural Review Committee (ARC) and consequences for non-adherence to neighborhood Covenants including as a last resort, liens or other penalties.

It is the Board’s intent not to penalize but rather to enhance and maintain the quality of our neighborhood that attracted each of us to locate our families here. This has been the concern that has been most heard by the Board.

Additionally, as you may have noticed, there are several properties in the neighborhood for which the landscape or exterior maintenance has become unhealthy and unkept.

Some of the most common items that need attention are:

  • Mailboxes and posts*
  • Shutters and siding *
  • Outside garage lighting*
  • Paint * (deterioration)
  • Doors*
  • Driveway sealing
  • Landscape maintenance & weeds
  • Outside stored garbage cans & other prohibited items per the CCRs.* Please remember outside projects require ARC approval

We are currently in the depth of winter but hopefully by March or April spring will arrive and the growing season will begin once again. The Board will be working with the owners of these problem properties to ensure that they stay mowed, that the weeds are taken care of during the season. Further that dead trees & bushes are removed and that exterior maintenance issues are addressed. It is our position to work with the owners to find a solution rather than have the properties slip into a state where upkeep is no longer effective and the neighboring properties are affected.

Along with developing the more defined process, we have been working on the typical Association business such as planning, maintenance of the common areas, and working with the Village of West Dundee to keep the entire Fairhills neighborhood in top shape. You may have also noticed that many of our ash trees have fallen victim to the Emerald Ash Borer this year and had to be taken down. Due to our great relationship with the Village, we have been able to work out a plan for replacement of the majority of our parkway trees over the last two years. We are grateful and appreciative of our Village officials who have worked with us again to get this accomplished.

Need to have your driveway sealed? Get at least 2 other homeowners to join you and get a reduced price of just $65 each. (Regular price $85)

We have made special arrangements with Barreca Blacktop Sealcoating, Inc (Barrington, IL) to provide group discounts for sealcoating driveways within the Fairhills community.

The rules are that one homeowner must act as the spokesman and get at least 2 additional owners to schedule to have their driveways done at the same time. The spokesman is to contact Barreca  (Megan) at (847) 970-5900 and mention that they live in the Fairhills community and that they want the $65 price agreed to with our Board of Directors (Tom Wolfe).
