Very important reminder from the ARC regarding changes made to the exterior of your home!

During a recent HOA Board of Directors Meeting, there was discussion of a to remind homeowners that the ARC needs to improve changes made to the exterior of their homes.  If a homeowner makes changes to their home without approval, the ARC may not provide a release to the home when it comes time to sell the home.

Thinking of Selling Your Home?

To smoothly complete the sale of your home, immediately contact Care Property Management (CPM), our property management company, when you put your house up for sale. As a member of the Fairhills Homeowners Association, there are a number of items that you will need before you can sell your home, including:

  • A letter from the Architectural Review Committee (ARC) prior to closing, verifying that there are no outstanding issues;
  • A paid assessment letter and a waiver of any right of first refusal;
  • The Declaration of Covenants, Conditions and Restrictions (CCR’s) provided by the seller to the buyer.

CPM will charge the seller for transfer of ownership for processing the conversion package. Contact CPM for more details.

Declaration of Covenants, Conditions and Restrictions

When a resident closed on the purchase of their home, the seller is required to provide the purchaser with the Declaration of Covenants, Conditions and Restrictions (109 pages) and the eight page Amendment. Care Property Management – CPM (our property management company) will notify the purchaser that the purchaser should receive these documents. If you would like to purchase an additional paper copy, contact CPM for the current cost.An electronic copy is also available both on-line and on a CD. If a resident would like to copy the CCR’s from CD to their hard drive (at no cost) please contact a Board member or send an email to BoardOfDirectors@FairhillsHOA.com. Note: The hard drive copy of the CCR’s is not a substitute for the printed copy when you are selling your home to a purchaser.System Requirements

Ponds and Retention Areas

Reminder
In 2009 we replaced the east pump, and in 2010 we replaced the west pump. The new pumps have a three year warranty. The pumps are removed when the snow flies and are stored off site waiting for spring. The last few years we have added landscape lights to bring the entrance alive all season. In the winter the shadows off the snow bring beauty to light your entrances. The fountain light from spring to fall act as a welcome sign to one and all. The entrance at Boncosky and the one at Angle Tarn show off your neighborhood pride. Thanks to all current and prior board members for their efforts to put our best appearance forward. Some children were found playing in the storm drains near the ponds and others were throwing rocks in the ponds. At first this may seem like typical child’s play but there are obvious safety issues. Please remind family members not to play near the ponds or the retention areas.

For Village Use Only
There are open storm drains in these areas for access by Village employees only. We have raised this issue with the Village. For everyone’s safety, please call the village if you see anyone playing in those areas.

Architectural Review Committee Process

Reminder
The Architectural Review Committee (ARC) reviews the plans and specifications for any outdoor improvement to any property in the Association. Changes to the exterior of your home and/or property as outlined in the Declaration of Covenants, Conditions and Restrictions require prior approval of ARC and should follow the guidelines presented in the documents you agreed to when you purchased your home.They are in place to keep the community beautiful. This is your association and the covenants protect each and every one of our investments. Please be sure to obtain the necessary ARC approval BEFORE starting any outdoor projects. If you need the submittal form, please print one from the Fairhills HOA web site or call a Board or ARC member. After you receive approval, you will be given a small placard, similar to that issued by the Village, to place in your front window.

Outdoor Lights

 

Reminder
It is easy not to notice since we see them every day, however many of our outdoor lights have lost their luster. Several attractive models can be found at our local hardware stores. Home Depot & Menards carry several attractive outdoor lights. Two models that do not require prior ARC approval are: the Hampton Bay (model 758-924) and the Patriot Lighting (model 356-2354).These models have been up for over a year with no pitting or discoloration. Each look rich have life time finishes and dress up the front of your home. If you catch them on sale, they can cost less than $80 each. If you found other models please E mail us and we will put your suggestion on the web. Remember, if you’re making changes to your outside property or landscape, you will need to secure ARC approval PRIOR to starting your project. However, in the case of these two specific models, prior approval is not needed for replacement. The board and your neighbors appreciate your attention to this detail.

Dog Leash and Defecation Ordinance

Reminder
Many residents have complained about dogs running at large and dog defecation. Residents have requested that dog owners not walk their dogs in the Parkway (the grass between the street and the sidewalk) of other residences. If you will kindly walk your dogs on the out lots (common grounds) we will all appreciate it. After your dog defecates the village requires that you promptly pick it up. The village also requires that dogs not on their owners’ property to be on a leash.Dundee leash and dog defecation ordinance states:

6-3-2.6 DOGS ON LEASH – VOICE OR SIGHT CONTROL: No person shall cause or permit any dog owned or kept by him/her to be at large at any place within the city, other than on the property of such owner or keeper, unless such dog is securely fastened and restrained by a leash. Any dog not upon the owner’s or keeper’s property which it is not fastened and restrained by a leash shall be deemed as being at large.

6-3-2.4 RUNNING AT LARGE AND IMPOUNDING: Any dog found running at large in the Village shall be deemed and considered to be a public nuisance. It shall be the duty of the Police Department (847-551-3810) to impound such dog, and to make a record of such impounding, entering the breed, color and sex of such dog, and whether licensed, if known; and, if licensed, shall enter the name and address of the owner and the number of the license tag. When any licensed dog shall be impounded, the Police Department shall give notice in person, by mail or telephone to the owner of such licensed dog, informing such owner of the impounding of his/her dog.

6-3-2.5 IMPOUNDMENT AND REDEMPTION FEES: The cost of impounding the dog and a fine of $25.00 shall be paid before it shall be redeemed by the owner. Any unlicensed dog kept in the Village, which has been impounded, shall also be required to pay the annual license fee. If a dog is not redeemed within five days after being impounded, such dog may be disposed of by the authorization of the Police Department.

6-3-2.7 DEFECATION NUISANCE: It is a public nuisance for any person to cause or permit any dog owned or kept by him/her to defecate upon any public street, sidewalk, or other public place or upon any premises not owned or controlled by the person owning or keeping the dog; provided, however, that if any such defecation is completely and promptly removed by the owner or keeper of the dog, the terms of this section shall not be found applicable.

It’s not just an ordinance but it’s the neighborly thing to do. Our kids need not have to play in dog poop! If you notice any stray dogs in the area, please call the Police to report it immediately. Thank you !!!
